Historic Home Restoration and Repair
Owning a home inside the loop here in Houston means you may own a piece of history!
The 610 Loop and living inside the Loop offers status and many conveniences. Whether you bought in Montrose, Upper Kirby, Midtown or River Oaks, you are close to downtown, the sports arenas, theater and endless selections of shopping and dining spots.
The neighborhoods got their charm from the styles of homes built there and the builders and developers that built out the area in the late 1800′s and into the 1930′s.
Within that era, builders always used wood, stone and brick for construction. Brick and stone lasts the longest but it is not entirely without maintenance. The mortar cracks and needs to be dug out and redone from time to time. Especially if (when) the home settles and the foundation sinks. When this happens, you need an expert inspector to make sure that a simple re-application of mortar is all that it needs.
Wood Repair and Replacement
The level of wood detail is incredible throughout the neighborhoods inside the loop. Crown moldings, elaborate layered and routed trims, detailed columns…even the smallest bungalows had a great deal of style designed into them. Inside and out!
Wood, if maintained properly, can last for decades. The reasons for failure are usually moisture and termites. And, as you know, Houston is famous for both moisture and insects! If the wood surfaces have become exposed to the elements through faded and worn off paint, shrinkage, gaps and cracks, moisture and insects can enter there and start the decay process.
Lead Paint Concerns and Remediation
The other issue in older homes is with the paint used when these homes were painted and repainted. Lead was added to paint for many years in order to speed up dry time. Of course, we now know that lead is a health and environmental hazard. It has not been legal to use lead based paint since 1978 however, lead paint currently on homes built inside the Loop is common. Before work can begin, testing has to be done and then safe practices followed in removal and disposal.
